ARE THERE ANY RESTRICTIONS ON NON-GHANAIANS? There are no restrictions at all on non-Ghanaians buying or owning property in Ghana if you decide to sell your home at a later date you are free to transfer all monies outside Ghana without any charges. Ghana's trade liberation programme and massive support for inward investments has led to the removal of all obstacles to direct foreign investments. HOW DOES YOUR EXTENDED PAYMENT PLAN WORK? ITS SIMPLE. You decide the length of the construction period. Then you divide the cost of the building over the number of months. The figure you get is your monthly instalment. You may choose to pay on a monthly or quarterly basis. Lets say you want buy a property worth $20,000 and wish to build this over 2 years. All you do is to devide 20,000 over 24. The figure you get is 833. In the first year total payment will be 9996 , $10504.2 then divide this over the rest of thhe 12 months $876 If you would like to build over a period of two plus years you can opt for our seven stag programme. In this option your house purchase plan is divided ino 7 phases. We would tell you the cost of each phase. You decide how many phases you would like to build at any point in time. We agree the cost of each stage when you are ready to start. Its as simple as that. You don't have to worry about inflation. And changing prices because once we have agreed and we commence that stage we willfinish it and you would have no headaches! EASY WHEN CAN I MOVE INTO MY HOME? Whether you are paying by cash or instalments you get your keys when you finish paying the total purchase price. WHAT IS A TERRACED HOUSE? A terrace house is basically a row of houses. Each house shares a wall with the adjoining house. You cannot move the shared walls (walls dividing houses as they tend to be structural walls). Always consult an engineer or your builder before moving walls. Terrace houses allow families and friends to live together, independently. HOW MANY INDIVIDUAL HOMES ARE THERE IN A TERRACED HOUSE? It depends on the design, location and size of the development. Always ask the sales representative if this is of concern to you. WHAT IS A SEMI-DETACHED HOME? A semi-detached home is a home that shares a wall with one other house, on the same piece of land. There are two individual units joined together often to save on land and cost. Each home has clearly demarcated boundaries. In a semi-detached home you have only one adjoining home unlike in a terraced home where there are several homes linked together. WHAT IS A DETACHED HOME? A detached home is a home that stands by itself. It could be single, double or multi-storey. It's distinctive feature is that it shares no adjoining wall with no other thereby offering maximum privacy. CAN I BUY WITH A FRIEND OR FAMILY? YES. All you need to do is to supply us with the names of all those involved. We can sort the rest out Those thinking of buying a semi or terraced home will find buying with friends and family particularly useful. DO YOU SELL LAND? Not normally. But if you have an idea of the area you are looking for just fill in the more information form and we will see if we can find some for you. DO YOU SELL APARTMENTS and TOWNHOUSES? We have none at present but there are plans to develop some in the near future. Please let us know and we will keep you on the mailing list. ARE YOUR HOUSES EXTENDABLE? Yes All our homes are. Depending on how many more rooms you intend adding you may need to buy a bigger-sized plot. Let us know your plans and we can advise you from the start. DO YOU HAVE WATER / ELECTRICITY AND TELEPHONE LINES INSTALLED? Yes All our homes come with all the above included in the prices quoted. LOCATION - WHERE DO YOU BUILD YOUR HOMES? Various locations across Ghana. Existing developments are shown on the location map attached. DO YOU HAVE A MANAGEMENT SERVICE? We can rent out your home for you if you don't intend living in it immediately. SERVICE CHARGES? Service charges apply to leasehold land, paid to the landlord. DOCUMENTATION? All documentation is issued to you within 4 weeks of full payment. WHAT LEASE TERMS ARE AVAILABLE? Terms vary depending on the landlord, from 85 to 120 years CAN I GET A MORTGAGE? Yes. HOME FINANCE (HFC) HFC is the premier mortgage institution in Ghana. It was set up by the Government of Ghana with assistance from the World Bank and has pioneered a range of mortgages for both resident non-resident Ghanaians. HFC interest rates are 12.5% for USD. You will need a deposit of 20% of the purchase price plus the following: 4% of loan is required as fees for stamp duty, title and deed registration, 1% for facility fee and $250 non refundable processing fee. HFC can take a decision on your application within a week of receiving it. Foreigners permanently resident in Ghana or intending to reside permanently in Ghana are eligible to apply. Expatriates living and working in Ghana can also apply. HFC gives up to £40,000, $60,000 dollars or 80% of the cost of the house whichever is less. HFC will accept joint financing with another Bank. Loans must be repaid within 10 years or before age 60, whichever is earlier. Write to them at: HFC STANDARD CHARTERED BANK (SCB) SCB has also started a range of mortgages to suit the needs of house purchasers whether salaried or self employed. Standard Chartered lends up to 70% of the value of your house, up to a maximum of one hundred million cedis or $100,000. Repayment terms Payments over 15 years. In addition you pay the same predetermined monthly sum. Standard Chartered claims to have the most competitive rate you can find anywhere. Easy application You can start working on your new home without delay because decisions are taken within one week of receiving your completed application.
